Making a Reservation
Contact us to check availability of dates and property. This can be done by telephone or e-mail – we do not offer a live online booking service. We like to make personal contact and fine tune your stay and personal requirements.
Deposit of 10% payable via cheque or BACS. Upon receipt of this deposit full written confirmation will be sent
Balance of payment to be paid 4 weeks prior to arrival date. Bookings made within 14 days of arrival should be paid in full by BACS.
if you have to cancel a reservation we must be notified immediately by telephone. In the event of a cancellation every effort to re-let the house will be taken and you will be reimbursed in full. If we are unable to re-let, cancellation costs will be incurred as follows;
More than 8 weeks before booking commences your deposit will be forfeited.
Less than 8 weeks you will be liable to pay the full cost of the Rental.
Telephone bookings will be held for 7 days pending receipt of deposit and booking form. Failing which after 10 days, the provisional booking will be cancelled. On receipt of deposit the booking will be confirmed.
Each booking is made in good faith with the belief that the cottage will be available to the tenant on date stated. If for any reason due to circumstances out with our control, the cottage is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. The tenant will have no further claim against the proprietor.
Adverse Travel Conditions
Where there are travel disruptions due to bad weather conditions or any form of industrial action, we cannot be held responsible for non-arrival at the cottages and no refunds will be given.
Arrivals & Departures
Your house will be ready for you by 3pm, and the property must be vacated by 10am on day of departure. Upon booking you will be sent full directions to Ness Cottage and instructions as to key collection etc. If you intend to arrive later than 6pm this is not an issue but it helps if this is mentioned.
The property should be left clean and tidy on departure and any damages must be reported prior to departure. Property left in a dirty or inappropriate manner may result in an additional cleaning surcharge. We offer a midweek cleaning service free of charge (where requested) for bookings of more than one week.
You are welcome to bring one well behaved dog or two small dogs to the cottage free of charge. For any additional dogs there is a £25 charge per dog.
Strictly NO smoking on premises. If this very strict rule is ignored there is a penalty of £150 additional cleaning charge!
All damages and losses will be charged in full.
The occupancy of your property should not extend beyond the number stated in the booking form. Maximum of 4 people.
As well as cancellation and curtailment insurance, clients are recommended to take out holiday insurance to cover loss or damage to personal effects.
Vehicles, accessories and contents are left at their owner’s risk.
The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.
To minimise the cost and inconvenience of cancelled bookings we would strongly advise you to take out holiday insurance. You may have to forfeit the full cost of your holiday in certain circumstances. Restriction on Rental.
Repairs to the Property Occasionally due to damage or wear and tear an item of equipment may not be working. We will do our utmost to repair it as quickly as possible. However due to the remoteness of our location this can sometimes take longer than usually expected.
Restriction on Rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case refund will be at the discretion of the owners.
To improve the facilities within the cottages the proprietors reserve the right to alter or amend the facilities made available at the Cottage.
